There are a variety of ways to increase the value of your property that demand different levels of effort and involvement. There are so many simple, time efficient ways to make changes in and around your home to boost property value. Another way to really freshen up your home is to repaint the walls. You don’t even need to change the colour of the walls if you are worried about making big changes in terms of colour scheme, merely refreshing the current paint colour adds vibrancy and sharpens lines, as well as making every repainted room feel much cleaner. Repainting both the interior and exterior trim will strongly contribute to giving the whole house a cleaner look as well.
 

Slightly more difficult, replacing exterior doors can boost curb appeal. Not only is it apparent when you have brand new exterior doors, but it also gives you the opportunity to upgrade the style of the door to something that suits modern trends. Replacing light fixtures, both interior and exterior, would be a similar difficulty level, but will do a lot of work in terms of modernizing the look of the house you are trying to sell.
Considering exterior improvements, it is also recommended to have some simple, low maintenance greenery, such as Alberta wild rose bushes, dogwood, or saskatoon bushes. 

 

Some improvements may require the work of a professional contractor. If you do not want to endeavour to have the electrical or plumbing systems in your house inspected and updated, some less invasive options are to have an air conditioning unit installed, have your vents professionally cleaned out, or have your backyard fence redone. 

On the more expensive side, it can greatly increase the value of your home to reshingle the roof, and have new siding installed, especially with the hail we see in the Calgary area. While this does cost more, it is still a non-invasive way to upgrade your house, as it does not require you to relocate or coexist with contractors working inside the home.
